Over the years, we have seen Albania becoming increasingly popular among investors. Along with this trend, prices are also rising. During our work, we have often come across situations where someone selects a property online based on photos, starts the purchase process with a local real estate agent – and then the difficulties begin…
Let’s start with the contract: it is in Albanian. It may be explained in English, but that is no guarantee of anything. Is the property really free of utility debts? Is the land registry extract fully in order? Will the elevator, promised to be ready by the end of the year, actually be built?
With years of experience, we continue to examine each property thoroughly before adding it to our portfolio. Our clients know that at the time of signing the purchase contract, they benefit from interpretation and, if requested, from an official mirror translation as well.
After the contract is signed, under no circumstances does the money go directly to the seller. It is transferred to the notary’s account, where it remains until the new title deed is issued (within 24 hours in case of a fast-track procedure) and until it is confirmed that the property is free of any encumbrances.
Of course, we also provide full assistance with all necessary procedures. Thanks to our years of experience and strong connections, we can quickly resolve these otherwise routine steps.
Once the purchase is completed, we can also manage the property and, if requested, even handle short-term rentals during the tourist season. This service is available exclusively to clients who have completed their purchase with us.
